Terms & Conditions

Your Booking

We confirm your booking either in writing or via email but only on receipt of the deposit and a signed booking form, which has to be completed and signed by the leading member of your party. The person signing the form shall be deemed to act as the agent for all the persons shown on the form, and that signature binds all members of the party to the Terms and Conditions. Please telephone prior to sending your deposit in order to check availability. Full payment is required if booking is made with 10 weeks of departure.

Payment of Deposit

A deposit of £100 per week is payable at the time of booking; and must be received together with the completed booking form, or the booking will be cancelled. We will hold verbal bookings for 7 days pending receipt of a completed form and deposit.

Payment of Balance

Approximately 12 weeks before the commencement date of your booking we will send a final invoice to you showing the balance due. You have 14 days to pay this balance in full and if you do not we reserve the right to treat the booking as cancelled. Cancellation charges can amount to 100% of the final invoice. Please read the cancellation section.

Security Deposit

A security deposit of £200 will be needed with your final payment. This is to cover for any damage or breakage that may occur of the loss of any item or contents within the villa. It will be used to pay for any excessive cleaning costs, chargeable telephone calls, or the loss of house keys (necessitating a change of locks) or the loss of the garage door opener. At the end of your stay our managing agents, FloridaGold Homes Inc, check the property and inventory and ensure all keys are returned. We are then notified and accordingly we normally expect the release of your deposit, subject to the above, within 28 days of your return.

The cheque will be made payable to the lead person named on your booking form.

Cancellation

Once your booking has been confirmed, any cancellation will only be accepted in writing signed by the person who made the original booking. The following cancellation charges apply to all bookings without exception, and cover the expense of processing your booking and the risk of not being able to re-sell the weeks you booked.

Time shall only run upon receipt to us of a written notice of cancellation signed by the lead person.

To cover yourself it is strongly recommended that travel insurance be taken out at the time of your booking.

Occupancy

The maximum number of occupants must not exceed 6 including children. All persons under age 18 must be accompanied by a parent/adult. Under no circumstances must you exceed that number and we reserve the right to refuse admittance if the number is exceeded.

Arrival/Departure

Occupancy at the home on your first day is after 3 p.m. and on your last day we would ask you to vacate by 11 a.m. This allows housekeeping services to clean the house for incoming guests.

Alterations to your Booking

Although it is unlikely, should circumstances dictate, we reserve the right to offer you alternative accommodation of a similar standard without variation to the agreed price. If possible, we will notify you in writing and you will have the right to either accept the alternative accommodation, or claim an immediate refund of all the monies you have paid.

Liability

We cannot be held responsible for unforeseen breakdowns of household equipment/swimming pool systems before or during your occupation of the property.

We cannot, and do not, accept liability for any death, personal injury, sickness, accident, loss including luggage, personal belongings, motor vehicles, nor any delay, increased expenses or any other misadventure incurred or suffered by clients, however caused, as a result of any act or default of a company, firm or person concerned with the provision of your travel arrangements, or during your stay at the home.

Forces Majeure

We cannot, and do not accept responsibility for any cancellation, alteration, or amendment to your booking brought about by war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire adverse weather conditions, technical problems, closure or congestion of airports, cancellation or changes of schedules by airlines or similar events which are beyond our control.

Security/Safety/Smoking

Whenever you leave the property you are responsible for ensuring its security by closing all windows and locking all doors. Children must never be left unattended in the swimming pool area. Please make sure that children cannot wander into the pool area unnoticed by ensuring the sliding patio doors are kept cloded and locked. The use of the pool is entirely at your own risk. For additional safety there is in compliance with Florida law a pool alarm. If you have young children this should always be left on. Our management company and we the owners will not accept responsibility for any injury sustained, howsoever caused. All houses operate a no smoking policy, but should you wish to smoke this must be restricted to the covered patio and pool area only. Please do not take any glassware to the pool area. The breakage of one small glass in the pool will result in the pool having to be drained down. This involves considerable expense and will certainly result in your security deposit being forfeit.

Air Conditioning

Use of air conditioning is on the basis that all occupants close exterior doors and windows when the air conditioning is operational. Leaving windows/doors open can lead to a loss of air conditioning due to over usage and ultimate freezing of the unit. Leaving patio doors open may seem tempting but the reality is that the air conditioning unit will then be trying it's best to chill down the whole of Florida ! The management cannot be held responsible if this rule is not strictly adhered to. Any misuse of the system will be deemed to be a breach of these terms and conditions and the managing agents will consider a retention of some or all of your security deposit .

And Finally

We want you to enjoy our holiday home and to have a great holiday but do please make sure that you exercise all reasonable precautions. Remember, for example, that the sun in Florida can be very strong so apply plenty of sun lotion. There are also alligators in the Rotonda area and we have seen them at the back of our garden in the water. Usually they are wary of humans but under no circumstances should you approach an alligator and feed it. Young children should avoid going too near the water's edge.
